Dignity Health Family Medicine Residency Clinic

Venn Construction successfully completed a 16,826-square-foot tenant improvement (TI) on the second floor of the Mercy Gilbert Medical Office Building III, located at 3477 Mercy Road in Gilbert, AZ. The project transformed shell space into a fully functional family medicine ambulatory clinic featuring consult, exam, treatment, and lab/blood draw rooms. The clinic was meticulously designed to include specialized support spaces such as point-of-care testing, clean supply, EVS, and BioHold rooms, catering to the needs of patients, visitors, physicians, residents, and medical staff. Designed to comply with Business (B) occupancy standards, the clinic accommodates a total occupant load of 199 persons. Fire safety and building code requirements were stringently followed, including the strategic placement of two exits and a maximum common path of egress travel within the clinic of 75 feet, well within the 100-foot maximum allowed for B occupancy buildings equipped with a fire suppression sprinkler system.
